How to take it

We will build it

Not everyone who wants a kilometre of Gulf coast wants to become a developer in Thailand.

Some people want the land and nothing else — their own architect, their own contractor, their own timetable. Others want the result without the twenty-four months of learning how Thai permitting, procurement and site supervision actually work from eight thousand kilometres away. And some partners want neither, and want to build something with us.

All three are available here. It is worth being plain about what each one is.

Three routes I Lease the land and build it yourself Registered lease plus rights over what you build. Your architect, your contractor, your timetable. We are the landlord. II Lease the land and we build to your brief Architect of record, QS cost plan, measured contract, full-time supervision. You approve design, cost and programme first. III Develop it with us Land contributed against your scheme, operator or capital. Terms agreed case by case.
Terms are agreed case by case. Nothing here is an offer, and everything is subject to contract.

One · Lease the land and build it yourself

A lease registered at the Land Office, paired with rights over what you put up, so the building is yours even though the ground is not. You appoint your own architect, contractor and project manager. We are the landlord and nothing more.

This suits anyone who has built in Thailand before, or who is bringing a team who has. The mechanics are set out in the 30-year lease guide.

Two · Lease the land and we build to your brief

The same registered lease, but we deliver the building.

You bring the brief: what it is, how big, what standard, what it has to do. We commission and manage the delivery — licensed Thai architect, quantity-surveyor cost plan, main contractor on a lump-sum contract with a schedule of rates for variations, full-time site supervision, and the permitting and environmental work a coastal site in Thailand requires. You approve the design, the cost plan and the programme before anything is poured, and you hold the lease and the building at the end of it.

What “international standards” means here, concretely. Not a slogan. It means an architect of record and a structural engineer who will sign the drawings. It means a quantity surveyor pricing the work before it starts and valuing it as it proceeds, so the number you approve is the number you pay and every variation is priced and signed before it is built. It means coastal setbacks and environmental approvals handled properly rather than optimistically, because the enforcement risk on a Thai beachfront attaches to the building, not to the owner's intentions. It means mechanical and electrical specified to survive salt air. And it means defects liability in writing.

The reason we can offer this is the land itself: clean Chanote title, independent legal due diligence complete, an owner's title insurance policy in place, and topographic and environmental surveys already done. Title, access and survey — the items that most often stall a start — are behind us. What is not done is the environmental consent: a hotel of 80 rooms or more, 4,000 m² or more, or within 50 m of the shoreline at any size needs an EIA, and a smaller scheme may need an initial environmental examination. On a beachfront site that is the longest item in the programme, and we would start it with you.

Three · Develop it with us

For partners bringing a scheme, an operator, or capital, a joint venture is possible at Sichon — the land contributed against your side of it, on terms agreed case by case.

We are not looking for the highest bidder. We are looking for a partner whose plan suits the place and who intends to be here in twenty years, because we will be.

Why the land makes this straightforward

241 rai. A single contiguous parcel across 33 Chanote freehold titles. 1,014 metres of continuous, titled beach frontage. Two road access points. Flat, buildable land under mature coconut palms.

The whole frontage is under one ownership, which is the part that is almost impossible to find on a developed coast. It means one master plan rather than an assembly of fragmented plots — and it means that what gets built next to you is a line on a drawing agreed in writing, not a negotiation with a stranger, later.

What happens next

Tell us what you would build, and which of the three routes fits. We reply to serious enquiries within one business day, and title copies, surveys, appraisal and studies are shared under NDA with qualified parties.

General information as at September 2026. Not legal, tax or investment advice. Confirm everything with independent Thai counsel before committing.
