The land

Scale that is rare to assemble.

LTC 091 is a single contiguous parcel of 241 rai, about 38.6 hectares, on the mainland Gulf coast at Sichon. Its surveyed beach boundary runs 1,013.91 metres along soft sand, with a roughly 3:1 frontage-to-depth ratio that places most of the land close to the sea.

The site is gently elevated and level with the road, planted throughout with mature coconut palms, with open grassland behind the shore and the Khao Luang range as a backdrop. It has been assembled over years into 33 freehold Chanote titles and is maintained by a resident caretaker.

Lonely Planet has called this stretch "Thailand's best undiscovered beach". It remains largely uncommitted, which is precisely its value.

Development potential

One site, many futures.

A flagship resort. A 2015 desktop feasibility study by JLL modelled a 350-key beach resort on the site at well under 20% site coverage, with a low-rise hotel core, villas among the palms and a beach club along the shoreline.

Branded residences. Beachfront villas in the manner of the neighbouring Banyan Tree Residences Sichon, whose 16 villas are priced at THB 65–85 million each.

Phased and boutique. An eco or wellness resort of 30–60 keys on a first phase of 6–15 hectares, holding the balance as land bank. The site's scale allows a first phase to open while the rest remains untouched.

Questions about Sichon

What exactly is for lease?

Two beachfront landholdings in southern Thailand. Sichon: 241 rai (385,732 m², 95 acres) with 1,014 m of direct beach on the Gulf of Thailand, held on 33 Chanote titles, offered on a lease of up to 30 years. Natai: 7.73 rai (12,362 m²) with 144 m of west-facing Andaman beach, walled, 25 minutes from Phuket Airport, offered on a 10-year lease.

Is either site for sale?

No. Both are offered on registered leases only. The owners intend to keep the land.

Are the beaches private?

No beach in Thailand is private; the sand below the high-tide line is public everywhere. Both sites have direct frontage with nothing between the land and the sand. At Natai a public pier and local fishermen are next door, which we say in the first meeting.

Can I see the title deeds and surveys?

Yes, under NDA. The data room holds title copies, the boundary survey and topographic survey for Sichon, the Land Department plan for Natai, the 2024 appraisal, the environmental assessment and the JLL feasibility study.

Can I lease part of the Sichon site?

Yes. A first phase of a few hectares, or a private estate of two to ten rai on the beachfront, can be leased while the balance remains untouched. Access is shared via the deeded road from the highway.

Is there anything built on the land?

No. Sichon is coconut grove and grassland with a resident caretaker and a concrete access road. Natai is a cleared, walled plot with a utility point at the road, offered as it stands.

What can be built?

Sichon sits in a provincial zone permitting tourism, residential and commercial use, low-rise. Natai is a residential and resort stretch. A 12 m setback from the high-tide line applies to permanent buildings nationwide; the building envelope for a specific design is confirmed with the district office.

Is an environmental impact assessment required?

For hotels of 80 rooms or more, 4,000 m² or more, or within 50 m of the shoreline at any size, yes. Smaller schemes may need an initial environmental examination. A restaurant, beach club or villa normally needs neither.

Are utilities available?

Provincial electricity and water reach the road at Sichon; Natai has a utility point at the road. Wells need provincial groundwater approval. Fibre internet is available in both districts.

How long does a build take?

Design and permits three to six months; a villa ten to sixteen months; a small resort eighteen to thirty months. Plan around the rainy season on each coast.

Can I run a business as a foreigner?
