The land

Natai Beach is a long, quiet, upscale stretch of Andaman coastline in Phang Nga province, immediately north of Phuket across the Sarasin Bridge. It is home to a handful of luxury resorts and private beachfront villas rather than the crowds of the island.

The parcel sits beside Natai Pier with about 144 metres of unobstructed beach frontage facing due west, a depth of roughly 86 metres, a walled perimeter, a utility point near the road and direct frontage to the Khok Kloi–Thap Lamu road on its southern side.

The deal

Ten years. First year free if you build.

A single registered ten-year lease. The first year is rent-free against a written commitment to invest and build; years two to ten at a simple rent, available on request. A registered right of superficies can be added so that what you build remains yours for the term.

The land stays with the Thai owning company. A foreign operator sits behind a Thai lessee in the usual way. A new agreement after year ten can be discussed at the time.

The beach in front of the wall is public, as it is along this coast. Legal and neighbour matters are disclosed in full at the first meeting, and we encourage you to walk the land with your lawyer before we talk terms.

Why ten years rather than thirty? Because this plot suits light-touch businesses that pay back within a few seasons, and a shorter first term with a free first year is a fairer deal for both sides than a long lease priced for a resort. A further term can be agreed at the time.

Is either site for sale?

No. Both are offered on registered leases only. The owners intend to keep the land.

Are the beaches private?

No beach in Thailand is private; the sand below the high-tide line is public everywhere. Both sites have direct frontage with nothing between the land and the sand. At Natai a public pier and local fishermen are next door, which we say in the first meeting.

Can I see the title deeds and surveys?

Yes, under NDA. The data room holds title copies, the boundary survey and topographic survey for Sichon, the Land Department plan for Natai, the 2024 appraisal, the environmental assessment and the JLL feasibility study.

Is there anything built on the land?

No. Sichon is coconut grove and grassland with a resident caretaker and a concrete access road. Natai is a cleared, walled plot with a utility point at the road, offered as it stands.

Why is Natai only 10 years?

Because the plot suits light-touch businesses that pay back within a few seasons, and a shorter first term with a rent-free first year is a fairer structure than a 30-year lease priced for a resort. A further term can be agreed at year ten.

What can be built?

Sichon sits in a provincial zone permitting tourism, residential and commercial use, low-rise. Natai is a residential and resort stretch. A 12 m setback from the high-tide line applies to permanent buildings nationwide; the building envelope for a specific design is confirmed with the district office.

Is an environmental impact assessment required?

For hotels of 80 rooms or more, 4,000 m² or more, or within 50 m of the shoreline at any size, yes. Smaller schemes may need an initial environmental examination. A restaurant, beach club or villa normally needs neither.

Can I run a business as a foreigner?
