The site

Natai Beach sits just across the Sarasin Bridge from Phuket, in Phang Nga province, on a long straight beach that faces due west. It is where Aleenta, Iniala and Baba Beach Club chose to be, and where IHG is building a 150-key Kimpton for 2028. Guests come for empty sand and real sunsets, and they currently have very few places to eat and drink on the beach itself.

The parcel is walled, with about 144 metres of frontage, roughly 86 metres deep, a utility point at the road and direct access from the Khok Kloi–Thap Lamu road on its southern side. It is offered as it stands.

What fits: a beach club with restaurant and pool; a restaurant with a handful of rooms; a wellness or yoga retreat; glamping or a light-touch stay of four to ten keys; an event and wedding lawn.

What does not: an 80-key branded resort, a land bank, a villa resale scheme.

The deal

Ten years. First year free if you build.

One registered 10-year lease. Year one rent-free against a written commitment to invest and build; years two to ten at a simple rent quoted to qualified operators. A registered superficies keeps the structures you put up in your ownership for the term. A further term can be discussed at year ten.

The beach in front of the wall is public, as everywhere on this coast. Local fishermen use the pier next door. We say this in the first meeting, not the last, and we encourage you to walk the land with your lawyer before we talk terms.

November to April is high season, with strong winter traffic from Europe, the Gulf, Australia and East Asia through Phuket's direct flights. Green season trade is weekend Thai and Phuket residents.

Can a foreigner run a beach club in Thailand?

Yes, through a Thai limited company that holds the food and liquor licences and employs staff. The land lease can be in the operator's own name or the company's.

What are the neighbours?

Aleenta Phuket-Phang Nga, Iniala Beach House, Baba Beach Club and Santhiya are on the same stretch, with a 150-key Kimpton resort under development for 2028.

Is the beach private?

No beach in Thailand is private. The sand in front of the wall is public, as it is for every resort on this coast. The plot itself is walled and the frontage is direct.
