Why lease, not buy

A landlord who intends to stay.

Both sites are held by a private Thai family, not a fund with an exit date. We hold the land for the long term and would rather partner with an operator who builds well than sell to the highest bidder.

For international operators this is also the cleanest structure available: a lease registered at the Land Office, paired with rights over what you build, without the complications of foreign land ownership.

Thailand narrows to a peninsula south of Bangkok with the Gulf of Thailand on the east and the Andaman Sea on the west. Sichon faces the Gulf and the Samui islands. Natai faces the Andaman sunset, just north of Phuket. Ninety minutes of driving separates them.

Natai Beach, Phang Nga

A long, straight, west-facing beach on the Andaman mainland, one bridge north of Phuket. Natai is where the island's luxury quietly spilled over: Aleenta, Iniala, Baba Beach Club and a scatter of private villas, with none of Phuket's crowds. Sunsets are the point.

Straight answers first.

Is the land for sale?

No. Both sites are offered on registered leases only: up to 30 years at Sichon, 10 years at Natai. The owners intend to keep the land.

Why lease rather than buy?

Foreigners cannot own land in Thailand. A lease registered at the Land Office is the lawful, bankable route that most foreign-run resorts use, and it avoids nominee structures that the authorities have been unwinding for years.

Who are the owners?

One private Thai family, holding the land through Thai-registered companies. Legal names, directors and title copies are provided under NDA with the data room, and you deal with the family directly.

Is a joint venture possible?

At Sichon, yes. We will consider a joint venture with a partner bringing a scheme, an operator and capital.

Can I visit before committing?

Yes. After a first call and NDA we arrange a site walk at either property, with your advisers if you wish.

What does the rent look like?

Rent is quoted to qualified parties after a first conversation, because it depends on term, use and build commitment. At Natai the first year is rent-free against a written build plan.

About the owners

A private family with a long view.

Eight Nine takes its name from the land itself: Natai Beach lies on the eighth parallel north, Sichon on the ninth. Both are held by one private Thai family through Thai-registered companies, one on the Andaman Sea and one on the Gulf of Thailand. The family has held land in southern Thailand for many years.

The approach to land is patient. Sites are surveyed, insured and kept in good order, then offered to partners whose plans suit the place. Enquiries are handled personally by the family, not by a call centre.

Company registration details, directors and the identity of the landholding entity for each site are provided to qualified parties with the data room.
